&lt;p&gt;If you want to take more listings in 2026, start by understanding where your best listings actually come from. We pulled our 2025 numbers, sorted every listing we took, and identified the five sources that generated the most business.&lt;/p&gt;

&lt;p&gt;These aren’t theories. These are the sources that produced results for our team last year, and the systems behind each one are what made the difference.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Source 1: Your database.&lt;/strong&gt; When we say database, we mean all five types: (1) your sphere and past clients, (2) your social media following, (3) your agent-to-agent referral network, (4) your CRM leads, and (5) your hybrid farm. The key with all of them is the same. Consistent output is consistent input. When agents stop reaching out to their database because they got busy, it shows up in their paychecks 90 days later. We operate on a monthly database plan that gives our agents a clear checklist for staying in front of their people, whether that’s a phone call, a client gift, a mailer, or an email. The agents who follow it consistently don’t ride the real estate roller coaster.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Source 2: Expireds.&lt;/strong&gt; They carry the most rejection, but they’re also the deepest down the funnel. These sellers already had a sign in the yard. They already had showings. They just need a different plan. We use a layered approach: a direct mail piece that positions us as the next option, an expired box for higher-value properties that makes us stand out, phone calls and texts using a proven script, and a postcard series that keeps us in front of them over several weeks. The consistency across those touch points is what converts them.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Source 3: For-sale-by-owners.&lt;/strong&gt; The rule here is simple: be the first one in and the last one out. Statistics show that most FSBOs hire the first agent who contacts them, and by the fifth or sixth week of trying it on their own, they’re typically ready to make that decision. We reach out early, offer to host open houses for them, send a FSBO box with practical tools like seller’s disclosure forms and shoe covers, and provide a full for-sale-by-owner guide. That guide is strategic. Most sellers get to page five or six and realize it’s easier to call us than to do it alone.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Source 4: Hybrid farming, and this one is our favorite.&lt;/strong&gt; Hybrid farming takes your traditional just-listed and just-sold postcards and layers on community events, market update mailers, local sponsorships, and a strategic open house approach. The open house tactic alone helped us sell three properties within 60 days of each other last year.&lt;/p&gt;

&lt;p&gt;Before every open house, we door-knock 10 neighbors in each direction, let them know about the upcoming activity, and invite them to stop by. After the home sells, we go back and share the result: what it sold for, how it helps their equity, and that we have buyers who wrote strong offers but didn’t get the home. That one conversation often turns into the next listing.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Source 5: Social media.&lt;/strong&gt; The agents who aren’t showing up on social media will fall behind. We follow a simple rhythm: post to your story once a day to show you’re working, and post a video to your feed three times a week. Your stories drive DMs. Your feed is your resume.&lt;/p&gt;

&lt;p&gt;Beyond that, consider creating a downloadable guide, like a first-time buyer guide or an investor guide, and running ads to capture leads who download it. If someone downloads a first-time buyer guide, they’re probably a first-time buyer. Now you have a lead.&lt;/p&gt;

&lt;p&gt;These five sources aren’t new concepts, but the systems behind them are what set apart the agents who take 70 listings a month from those who are still waiting for the phone to ring.&lt;/p&gt;

&lt;p&gt;Five years ago, less than 100 of our transactions came from our database. Today, over 500 do. That shift came from building a system we run every single month.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Every person in your database knows another Realtor.&lt;/strong&gt; The question is whether you’ve given them a reason to choose you. By the time a buyer or seller sits down with you, their mind is already about 50% made up based on what they’ve seen from you online. That’s why everything in our database plan is designed to add real value, not just check a box.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;CRM drip campaigns used to work.&lt;/strong&gt; Today, people spot templates instantly. The old standard said 10% of your database should transact or refer each year. We shoot for 8%, and we get there by replacing automation with things that actually make people feel valued.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;We break our database into five types:&lt;/strong&gt; sphere and past clients, social media, hybrid farm, CRM leads, and agent-to-agent referrals. Not every tactic applies to every group, and the key is matching the right strategy to the right database.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The three rules are simple.&lt;/strong&gt; &lt;br /&gt;1. Add value to the people already in it. &lt;br /&gt;2. Add new people every single day. Three to five per day is our benchmark.&lt;br /&gt;3. Do both at the same time.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What the monthly plan looks like.&lt;/strong&gt; Our monthly plan includes value-first calls like booking Valentine’s Day reservations for clients, VIP boxes sent to three specific groups (people you haven’t heard from in a while, your best referral partners, and people who just hit a life milestone like a new job, a marriage, or a baby), infotaining emails and postcards, local business collabs, and gift card giveaways designed to capture contact information from social media followers.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Infotaining beats informational.&lt;/strong&gt; If someone isn’t looking to buy or sell, they’re not opening your neighborhood report. But they might open “The 4 Best Restaurants in Metro Detroit to Treat Your Valentine.” Taylor used infotaining hybrid farming postcards to take close to 50% market share in her farm in under a year. At a fall event in her neighborhood, a gentleman walked by and said, “Oh, you’re that Realtor who mails my house every single month.” He had no plans to move, but he knew exactly who she was. That’s how referrals start.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Gift card giveaways capture your social media database.&lt;/strong&gt; Post a video announcing a giveaway, ask people to drop an emoji in the comments, then DM each person a link to a form that collects their name, phone, email, and home address. Do not put the link in the post or comments. That kills engagement. When Taylor ran this for the Super Bowl, about 150 people engaged, around 80 to 100 filled out the form, and one of them called months later to list a $300,000 rental property.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;You earn the right to ask.&lt;/strong&gt; We make direct asks twice a year. Those calls work because of everything that came before them. You don’t have the right to ask for business when you haven’t added value. Most agents get about 4% from their database.
